Both. For buyers, we source, assess, and negotiate, on and off market. For sellers, we position London property in front of the Gulf's most active buyers, and Abu Dhabi property in front of UK and international buyers, through a discreet off-market campaign where that suits. We also take on advisory-only work for clients who want a second opinion or a review of what they hold.
An off-market property is sold without being publicly advertised. No portal, no window card, no marketing campaign. In Prime Central London a large share of the best deals happen this way, and the same is increasingly true in Abu Dhabi. Sellers do it for privacy. Buyers who can reach that stock see opportunities the open market never shows. Access comes from relationships with owners, solicitors, and agents built over years.
The selling agent works for the seller. Their job is the highest price on the seller's terms. A buying agent works only for you. We find what fits, including off-market, tell you what a property is worth rather than what it is guided at, and negotiate on your side.
This is a lot of what we do, and it is where people waste the most time alone. Moving country for work is daunting, more so when you have never spent time in the place and have a fortnight to find your feet before the job starts.
We sit down with you first and go through the city properly. Where things are, how you get around, how close you can be to where you will actually work. Small things narrow it down fast. If you do not drive, that alone rules out large parts of a city and points you at a handful of areas worth your time. An hour of this before you fly saves you days once you land.
We are not trying to get you to buy on that first trip. Most people should not. You arrive knowing where to look, with someone on the ground who knows the place. You decide when it suits you.
Yes, and it works the same way in reverse. You talk to Roly before you come, and by the time you land you know which areas fit how you want to live, what your money does in each, and where to spend your time looking. London rewards knowing where to look. We shorten that for you.
We are primarily sales agents, but many people sensibly rent first when they move, particularly in Abu Dhabi, to get a feel for an area before committing. We can help with that, either handling the rental ourselves or bringing in a partner on the ground, depending on what you need. If someone else is better placed to do it, we will say so. We would rather point you to the right person than take on something we cannot do well.
Yes, and this is often where we add the most. Every purchase benefits from someone across the detail on your side, but the ones with complications are where it really counts. An SPV transfer, a difficult leasehold, a planning question that moves the value, a structure that needs unpicking before anyone can proceed. We understand how leasehold works, what to watch for in a lease, and where the risk sits. Where a deal needs specialist legal or planning input, we bring in the right people and coordinate them around you.
